Project Management Guideline for a successfull Roof Installation
So you bought a new roof. What happens now? Many homeowners are excited although anxious after purchasing a new roof, and rightfully so. But fear not- good contractors will set your expectations of each phase of the roof installation.
Most contractors use a 5 step process in their installations. Here is each phase:
PHASE 1: Ground Preparation
PHASE 2: Tear Off
PHASE 3: Roof Prep
PHASE 4: Installation
PHASE 5: Clean
PHASE 1: Ground Preparation. The crew will tarp over your landscape and cover vulnerable home fixtures with plywood. These fixtures include AC Units, Windows, and certain Shrubbery. Expect to see big blue tarps laid out over your porch, deck, and side yards. These tarps will serve the purpose of protecting your yard from collecting roof debris.
PHASE 2: Tear Off. Roof Crews will begin tearing off your old shingles. Depending on the shingle type and age of the roof, the shingles might come off as a full shingle or break apart into tiny pieces. Contractors love it when shingles fall apart into tiny pieces (Kidding)
PHASE 3: Roof Prep. This phase is very important. The contractor should remove all existing underlayments and nails from the roof. Only when underlayments are removed can a contractor thoroughly inspect the roof sheathing. If the roof sheathing is in need of repair, the contractor should take pictures and alert the homeowner. Repairs to sheathing will be made at this time and then new underlayments and flashing will be installed. Finally, shingle bundles are loaded onto the roof in preparation for Phase 4.
PHASE 4: Installation. This is what roofers live for. Break out the compressor and the nail fun…I mean nail gun. Time to put the roof back on. This is an exciting phase to watch. The new shingle colors will be in mint condition and the roof you’ve been anticipating will begin to appear.
PHASE 5: Clean. When the job is done, it should be like the crew was never there. Nail magnets will be used to walk the yard, pulling up fallen nails. Shingle scraps picked up, granules are blown off the driveway, tarps folded and put back in the truck.
The length of time for each installation is different. Weather, crew availability, shape of roof all play a part in the installation process. Your contractor will assign a Project Manager who will oversee this project. The PM will be your point of contact and will communicate needed repairs, job updates, and all things related to the project.
